Real Estate Gifting FAQs

Is there a limit on what a closing gift can cost?

Not for a gift to your own client. Texas REALTORS has stated there is no TREC rule restricting the value of a closing gift where there is no expectation of a referral and no referral has been made. The separate $50 figure people remember applies to gifts to unlicensed persons for referrals, and it must be merchandise rather than a cash-equivalent card. We are not your attorney — check with your broker on anything referral-related.

How much do most agents spend?

Commonly quoted at one to five percent of the commission, which on a typical Texas closing lands around $150 to $300. That is an editorial rule of thumb rather than a surveyed figure, but it is where most of our closing-gift orders sit. Tell us your number and we build to it.

Can you ship it to the new house?

Yes, with free shipping to the US mainland and tracking on every package. Or pick it up finished from our Weatherford shop and hand it over at the table. Some agents do one for the buyer at closing and ship a second to the seller.

Can you engrave their name or address?

Yes. Laser engraving is done in our own shop, so a family name, street address or closing date on a board, a keepsake box or drinkware is a normal part of the build rather than a special order with a long lead time.

What about the tax deduction?

The IRS business gift deduction is capped at $25 per recipient per year, and it has not changed. Worth knowing: engraving, packaging and shipping are treated as incidental costs and do not count against the $25. Most agents spend well past the cap anyway and treat the rest as marketing. Confirm with your CPA.

We are a title company. Can we gift agents?

This is the one to be careful with. RESPA Section 8 restricts things of value exchanged between settlement service providers where there is an agreement or understanding that business gets referred, and there is no dollar threshold that makes it safe. Texas has its own stricter rule as well. Talk to counsel before setting up an agent gifting program — we would rather say that than take the order.

Do you do home anniversary gifts?

Yes, and it is the most underused touch in the business. Send us a list with closing dates and we can build and ship on the anniversary each year so it happens without you remembering it.

Is there a minimum order?

No. One closing is a real order. Brokerages ordering for the whole office get volume pricing, but there is no floor to get started.

Can you put our brokerage logo on it?

Yes. Logo on the message card is free, and we offer custom-printed ribbon, logoed box wrap, sticker labeling and branded bows. Many agents prefer the gift unbranded and the card branded — we will build it either way.

How fast can you turn one around?

Most orders of thirty or fewer are finished within a day or two. Closings move, so tell us the date and we will work to it — and if it slips, tell us and we will hold it.
